William Gaule has been involved in real estate, construction operations, origination and property development for seven years. He is a licensed Queensland real estate agent and a principal of Marlwood Consulting.

He began at Raine & Horne as a personal assistant supporting prospecting, contracts and buyer enquiry, and progressed to sole agent with responsibility for his own book. He then worked at Audi in Springwood, and later joined the family labour-hire and construction business, working on site and in the office across marketing, BAS, invoicing and the commercial running of a contractor.

He was approached to join the lead team at Ray White Coomera as new principals took over the office, now Ray White Alliance. He subsequently founded CML Property Group, matching homeowners with the selling agent best placed to take the instruction.

Through CML he identified a developable site and presented it. The transaction did not complete. The work around that brief led to the development and business partnerships that followed. Working the land-acquisition side of property development produced Marlwood Property Intelligence, which allows an initial zoning and feasibility assessment to be run without waiting on a town planner or a council file. That same test is now applied to a site, a company or a venture, before time and capital are committed.

William provides consulting to businesses and investors on feasibility, structure and that decision, and continues the development and business work.

Connor Moloney has been involved in property acquisition, civil construction and site operations, and holds a Queensland real estate registration. He has been part of the work since the first development pitch.

He spent several years as a site surveyor with Winslow on large civil projects, including the Calli Estate at Upper Coomera, with responsibility for set-out, foundation levels and earthworks against the engineering. He runs on-site operations for the family labour-hire company, which has contracted him to a 17-storey tower in Woolloongabba, covering labour supervision and scheduling, timesheet sign-off, client acquisition and relationship management, inductions and employment agreements.

He has sourced land for developers, qualifying vendors and conducting the first off-market conversations. He is responsible for council due diligence, including overlays, contours and service availability, and works with the planning schemes and mapping of South East Queensland and Victoria, including Brisbane City Council, Logan City Council, Moreton Bay, Gold Coast, Ipswich, the City of Greater Geelong and Surf Coast Council, in contact with those councils and their planners.

Connor provides consulting on whether a site can be delivered, covering council, civil works and labour. His development work is concentrated on vacant-lot subdivision and townhouses.
