THE PRACTICE
Consulting, acquisition, systems, and the site.
Property and business consulting from Brisbane. Discovery first: the business or the brief, and whether the work is ours. We do not take every enquiry. The tools sit beside this — they do not replace it.

01
One-on-one
Bring the issues. We will name what to work on, the strategy, and what has to be integrated — systems, AI, the site — and whether that work is ours. Feasibility and structure when capital is on the table. The first conversation is not a retainer.
- The operation — what is stuck, what to work on first, and what can wait.
- Strategy — the next moves, in order, and who owns them.
- Integration — the systems, agents and pages the strategy actually needs.
- Feasibility and structure — contribution, residual, the vehicle, whether the capital is even on.
Business and investment assistance — not financial product advice. We are not licensed under the Corporations Act to provide financial advice.

02
Property acquisition
Where we are appointed, we act as a licensed Queensland buyer’s agent under a written appointment. The licence number is on that appointment. That licence is not an Australian Financial Services Licence. We find the site, and we run a feasibility on it before anyone writes a cheque. The first conversation is your criteria: location, development type, return, capital, timeline. We then decide whether we take you. Character and project both have to be right. Realistic views. Scale large enough to be worth the book. We do not work with everyone who enquires.
- The lead — a site that fits the criteria we agreed, with the house paper on it.
- A buyer’s fee — our usual commercial for the acquisition, under a written appointment.
- A co-principal seat — capital introduction and delivery, with the house in the project. We put our name on few developments. Terms are written before we start.
The feasibility is a working paper. Independent licensed financial advice is required before any decision to proceed. We are not financial advisers and we do not hold an AFSL.

04
AI in the operation
Agents built for the desk you already run, on your process. Hours off the roles that do not need a person — kept in-house, not a public model with a new label.
- Build — an agent or workflow that belongs to the client, on their process.
- Integrate — into the desk they already run. Files, pipeline, the numbers they already trust.
- Measure — hours out, error down, the seat that no longer needs to be hired.

05
The website
Identity, structure, and the pages a practice actually needs. We work the brief with you. If it needs a designer, we say so before the work starts.
- Brief — what the site is for, who it must convince, what it must not try to be.
- Build — a live site on the client’s domain, in the house identity or theirs.
- Limit — if the brief is a brand-design exercise, we sit beside the designer, not instead of them.
Marlwood Consulting is not a financial adviser and does not hold an Australian Financial Services Licence. We provide business, feasibility, structure, management and (where appointed) licensed buyer’s-agency assistance. A feasibility is a working paper. It is not a recommendation to buy, not a valuation, not credit assistance, and not financial product advice. You must take your own licensed financial advice before you act. Labour hire is a separate business and is not supplied on this website. Terms of Service.
